I just wanted to let you know a few brief things upfront so you understand the process of implementing this service model step by step. Whether you are in an existing Self Managed arrangement or are considering moving away from an existing Strata Manager arrangement, there is no need for a General Meeting to appoint us. We are what’s called “Software As a Service”. We are in the same category as other suppliers you engage to perform services for your Strata Plan.

The decision to use our services can be made at Executive Committee level. In small Strata Plans however, most Executive Committee’s do inform all owners of new initiatives.

If you are currently using a Strata Manager, first thing you should do is have a look at your current Strata Agency Management agreement and see if you are “locked in” to a multi year contract.

The only way to exit a multi year contract even though it may say there is a 90 day termination clause is to pay out the remainder of the unexpired contract period. Its just like a telephone contract.

You also need to be aware that you can only dismiss your current Strata Manager at either an Annual General Meeting or Extraordinary General meeting.
